Construction — Preconstruction

Construction AI without the offshore.

Document workflows for mid-market GCs — bids, takeoff, submittals, RFIs, lien waivers, COIs — into Procore, Bluebeam, Autodesk Build, and Sage Estimating.

The Landscape

The Workflow You Wish Wasn't Outsourced

Most mid-market general contractors route bid extraction, plan takeoff, submittal review, and RFI processing to offshore estimating firms — Outsource2india, Tejjy, McLine Studios, BuildSourced, EstimatorPro — at $15–$30 per hour billed and $400–$2,500 per bid takeoff. Templated, rules-driven document work with a regulatory floor (AIA contract terms, lien-waiver state rules, FAR procurement when public-funded) and a defensibility floor on contested awards. That's the cell where AI workflows undercut the labor cost without changing the GC's compliance posture. Last Rev replaces the BPO line item, not other AI vendors in your evaluation queue.

Workflows

Pick the Workflow You Want to Replace

Each page below shows input, analysis, output, and the system of record we deliver into.

Workflow 01

Subcontractor Bid Package Extraction

Side-by-side bid leveling sheets into Procore Bid Management, Bluebeam, or Sage Estimating in 6 hours — not 6 days. Trade classification, scope qualifications, and pricing outliers surfaced at intake.

Workflow 02

Plan Takeoff

Quantity surveying from architectural and structural drawings — into Bluebeam, PlanSwift, On-Screen Takeoff, or ProEst in hours, not days.

Workflow 03

Submittal Log Review

Submittals matched against specs and routed in Procore or Autodesk Build — without the project-engineer bottleneck eating your schedule.

Workflow 04

RFI Processing

RFIs classified, routed, and tracked to closure in Procore or Autodesk Build. Scope questions and change requests separated at intake.

Workflow 05

Lien Waiver Tracking

Conditional and unconditional waivers matched to pay-app line items per state rules — gating payment release in Textura, GCPay, or Procore.

Workflow 06

COI Tracking

Sub and vendor COIs validated against contract requirements — coverage limits, additional-insured language, expirations — without the per-cert annual fee.

Workflow 07

Building Permit Application Prep

Drawings, specs, structural and energy calcs matched to the jurisdiction's submittal checklist — a complete portal package, not a missing-doc back-and-forth.

Workflow 08

Property Condition Assessment Review

PCA reports and Phase I extracts into Argus, MRI, or your underwriting model — building-systems remaining useful life and reserve schedules surfaced.

Workflow 09

Title & Survey Review

Title commitment, ALTA survey, and recorded easements reconciled — Schedule B-II exceptions, encroachments, and objections drafted for cleared-to-close.

Workflow 10

HOA Document Review

CC&Rs, financials, meeting minutes, and reserve studies abstracted — special assessments, litigation exposure, and owner-occupancy ratios surfaced for closing counsel.

Workflow 11

Property Inspection Report

Inspection photos and field notes converted into a finished report — Spectora, HomeGauge, or Tap Inspect ready before the inspector leaves the site.

Common Questions

What Mid-Market GCs Ask Before Engaging

How is this different from Procore's built-in tools or other construction-specific AI vendors?
Procore, Autodesk Build, and the other platforms give you the system of record. The competitor on this page is the offshore estimating, project-engineer, or paralegal labor line on your operating budget — not another point AI tool. We undercut that labor cost, integrate directly into your existing Procore or Bluebeam deployment, and deliver structured artifacts (leveling sheets, RFI logs, lien-waiver matches) into your system of record. You own the workflow, the prompts, and the outputs.
We have a long-running offshore estimating contract or in-house preconstruction team. How does this work alongside that?
Most GCs run AI on the front of the funnel and route exceptions to the offshore estimator. Bid extraction, plan takeoff, and submittal review all happen in hours; anything below your confidence threshold goes to the queue you already have. Volume to the BPO drops 60–85%, your contract is unchanged, and you renegotiate on the next renewal from a much better position — or shift the contract to higher-complexity work like full quantity-surveying takeoffs.
What about audit trail and award-defensibility when a contested bid award shows up?
Every extraction, scope-normalization, and routing decision is logged with the source document, model version, prompt, and confidence score per field. If a sub disputes the award, you can produce a chain of custody for any line item — what they bid, what was qualified, what was excluded, and what the comparison actually showed. Cleaner than the email-thread reconstruction the precon team does today, and ready for state and FAR procurement record-keeping rules on public projects.
Can you actually integrate with Procore, Bluebeam, Autodesk Build, Sage Estimating, and the rest?
Yes — through the standard integration patterns each platform supports. Procore via the Procore Connect REST API. Bluebeam via Bluebeam Studio markup APIs. Autodesk Build via the Autodesk Platform Services API. Sage Estimating, ProEst, On-Screen Takeoff, and PlanSwift via published import formats. Your IT team reviews and approves a service account, and we connect through the documented integration. We do not require platform-side custom development.
How long until we have something running on a live project?
A single workflow — bid extraction, RFI processing, or lien-waiver tracking — typically runs a 6–8 week pilot on a constrained scope (one trade, one project, one region). Production cutover happens when the pilot meets the GC's accuracy and SLA bar. Multi-workflow rollouts are phased; we don't try to replace your entire offshore stack in one go.
What does pricing look like compared to our current per-bid offshore rates?
We benchmark against your existing per-bid or per-document unit economics — whatever Outsource2india, Tejjy, McLine Studios, or your captive estimator currently charges. Our target is 30–50% of that per-bid cost at higher accuracy and faster cycle time. Pricing structures around volume tiers and outcome SLAs, not hourly billable rates.
Is this a good fit for mid-market general contractors, or just enterprise GCs and developers?
Mid-market GCs are the sweet spot. Enterprise GCs typically have onshore captive estimating and project-controls teams. Mid-market GCs run on offshore labor and a small in-house preconstruction or project-engineering bench — that's the cell where the per-bid cost and the bid-season cycle-time pain hit hardest, and where AI workflows make the biggest dent without changing the team structure.
